Contacting the Real Estate Agent

You can either contact Věra Klimešová directly or you can contact us through the contact form on the website or by e-mail, and the real estate agent will get back to you within several hours.

To reserve your flat, all we need is thefollowing information:
Name, surname, birth (personal) identification No., contact telephone, e-mail, address of permanent residence

After receiving your personal data and financing method, we will send you your reservation contract, the technical documentations, and standards.

Signing the Reservation Contract

When signing the Reservation Contract, you will pay a reservation fee of CZK 500,000 within five workdays.

We will remove the flat from the public offer and we will prepare an Agreement on the Future Purchase Contract for you, including all appendices and documents. Your task will be to read it carefully, and we will gladly answer any questions you might have.

Signing the Agreement on the Future Purchase Contract

Within thirty days of paying your reservation fee, we will contact you to sign the Agreement on the Future Purchase Contract, and then to pay the second part of the purchase price - 10% of the purchase price (the reservation fee is subtracted).

Material Selection

Afterwards, you will begin selecting materials from the standard offer of furnishings for family houses (facing, tiling, bathroom fittings, doors, floors). For an additional fee, you can also choose from the above-standard furnishings. Our employee from the Client Adjustments Department will contact you and if interested, will help you make your selections.

Approval of selected materials and eventual changes and amendments and signature of the appendix to the Agreement on the Future Purchase Contract, where the fees for the use of above-standard materials and eventual adjustments will be calculated. You will pay the fee for above-standard materials within ten workdays.

Tour

Once the houses will be finished, we will contact you to take a tour of your home before it is finished. We will record any eventual defects or unfinished work in a protocol. We will determine a deadline by which these defects and unfinished work shall be rectified.

After the final inspection and the issuance of the final inspection approval, the new real estate will be recorded in the land register and they will receive house numbers.

Purchase Contract

We will send your Purchase Contract to you.

Within ten workdays following the final inspection, we will meet in Prague at the address Na Poříčí 1047/26, where the signature of the purchase contracts awaits you, and in the case of financing through a mortgage, also the signature of the pledge agreement. Our lawyer, JUDr. Ondřej Brostík, will verify the contracts, and once the entire purchase price will be paid, will deliver the purchase contracts to the land register.

After the ownership rights are transferred, the houses will be handed over to the buyers.
The state of media and utilities will be recorded into the handover protocol.
